It’s been several weeks since Whitney Dagner had to save her brother from being framed for murder. Things on Catalina Island are starting to return to normal. Her souvenir shop, The Dame of the Sea, is keeping her busy, but not raking in the profits like she hoped. With the police chief making it clear there will be no investigation, Whitney calls to action her best friend Maribel and her boyfriend Felix to help get to the bottom of this mystery before a murderer goes free on the island.
She’ll have to play dirty while sorting through the local gossip and microfiche news articles to unravel the mysterious cause of the feud and uncover the unsavory truth behind young Leo’s death. She’s just hoping no one puts her on their radar for dirtier deeds.

Just off the interstate: a very nice afternoon at the Deines Cultural Center in Russell Kansas

This afternoon we had a little bit of time to kill as we were waiting for something to be completed at our home. Jeney came up with the idea of stopping by the Deines Cultural Center to check out their exhibits.
We’ve been meaning to stop in here over the last couple of years since we bought our home here in Russell, today provided the perfect opportunity.
In this particular instance, we were the only guests in the gallery. That worked out well, because we were able to take our time and enjoy each particular piece without being in anyone’s way. We also had a very nice conversation with the executive director Shannon Trevethan.
This particular exhibit “At The Lake” features art by Steve Read of Switchgrass Studio. Although not particularly well known, we really enjoyed Steve’s art and ended up buying one of his acrylic on canvas paintings for our home, titled “What time is it?”.
To be clear, none of the photographs do the paintings justice, but here is a sample of the one we bought. More are posted below.

Whether you live here locally or you’re traveling through the area, we definitely recommend this as a must-see place if you’re looking for interesting art.
There are multiple exhibitions scheduled throughout the year and they are even part of the Ad Astra Music Festival every July!

A delightful and healthy dinner: smoked tofu w/ vegetables and quinoa

This meal was absolutely fantastic. The two of us split duties on this one. 👍
The day before we made this, I had smoked the tofu over charcoal, mesquite chunks and pecan chips for 5 hours at about 250°.

For the tofu rub, I used a combination of berbere spice from Old Town Spice Merchant, dried New Mexico red chili powder, granulated garlic, ground black pepper and smoked sea salt. I let the tofu chill in the refrigerator with the rub on it for about 3 hours prior to putting it on the grill.
About two and a half hours into the smoking process, I sprinkled some of our ‘Campfire seasoning blend’ on (it will be available to buy online soon 😁).
On the night we prepared this meal, Jeney used the instant pot to make the quinoa and I warmed up the smoked tofu with a little bit of roasted garlic olive oil from the Temecula Olive oil company. Jeney lightly pan fried some vegetables that we bought from the Temecula Farmers market.

We put down a serving of the quinoa, the vegetables and then the smoked tofu. Topped with some fresh cilantro and green onions, this meal served up big flavor, lots of protein, no cholesterol and relatively little sodium.

After ditching the corporate lifestyle in Long Beach and moving herself and her cat, Whiskers, to quaint Catalina Island, Whitney Dagner is looking for life at a little slower pace. She has set herself up with helping her brother, Nick, run their grandparents’ tour boat business and opening her own small souvenir shop on the island.

Things are going great, that is until the local bigwig and “self-proclaimed Master of the Island,” Jules Tisdale floats by underneath her family’s glass-bottomed tour boat. Yikes! Local police seem to only have Nick in their sights as far as suspects, sending him into hiding and forcing Whitney to investigate all other leads to clear her brother’s name. Not exactly the laid-back life Whit had anticipated.
With the help of her friend at the police station, her island local grandparents, and her ex-boyfriend who just happened to follow her to Catalina, Whitney digs deep into suspicious business dealings and local rumors to solve the case.

Food Review: Vail Headquarters Cookhouse in Temecula is THE spot for a great meal

I am fortunate that I have the ability to visit the Cookhouse at Vail Headquarters in Temecula on a regular basis because I live locally. If you are coming here to visit wineries, go to Old Town or hit up Pechanga – I highly recommend stopping by this gem of a location.
One of my all-time favorite places, Amo Naktl Asada (https://instagram.com/amonakatlasada) is located inside this food hall and cooks up the most amazing vegan Mexican food. Pictured below are the beefless asada street tacos.

These tacos have traditional carne asada flavor, without the carne. They have a variety of other dishes such as burritos, tortas and specials they serve throughout the year.
I’ve been eating Chef Tony and his wife Lucero’s food since they were just a pop-up location at local farmers markets. If you’re looking for a great place to get fantastic vegan food, this is where you should stop.

As an added bonus, if you were meeting friends who are not vegan, there are other food options available. I can’t specifically recommend the other places, because I’ve never eaten their food, but from what I understand folks like it.

In an adjacent historic building is The Press Espresso (https://instagram.com/thepressespresso). They serve up some of the best coffee you can find. Their coffee beans are small batch roasted. I buy their beans so that I can brew the best drip coffee at home. I also regularly get their oatmilk latte, pictured below.

Their coffee is roasted to be incredibly smooth and not bitter, unlike what you will find at most national chains. Jeney often gets their green Paradise iced tea. I have also had it many times and been very impressed by its bold, somewhat tropical flavor, without any corn syrup sugary sweetness. They do make sweeteners in house, so if you enjoy a sweet tea, you’re in luck. But that’s not personally our style. To each their own. 🤷♂️

Another cool feature of the Vail Headquarters is the other shops they have throughout the complex – and they feature a variety of pop up markets and live music performances throughout the year.

The great ‘California Exodus’ you heard about – explained in detail (and how to benefit from it)

Many journalists have been writing about people leaving California for other locations. As Realtors, Jeney and I have seen some of this in action personally. Below are some pictures and a few paragraphs detailing many of the economic reasons for this.
But don’t get me wrong, I’m not trying to convince you to have us sell your home in California. Read on for some free advice…


I’m using the example of the Wichita Kansas metro area and the Temecula Valley area of Southern California. Above are screenshots of two properties for sale roughly around the same size, both having four bedrooms. Typical generic single story tract homes.
The home on the outskirts of the Wichita metro area has four bedrooms, three baths – and is a little larger than the Temecula Valley area home. In this example it would take you about 17 minutes to get to Wichita where you would find a wide variety of restaurants, concerts, a national airport, college sports and a minor league baseball team. With 20% down (56k), you’d have a house payment of a little under $1,600 per month. If you made $58,000 a year and didn’t have a lot of debt, you would be able to afford this home, no problem.
As you can see in the picture below, given income rising at a similar pace between the last data provided in 2019 and 2022 – it’s reasonable to assume that the average income in Wichita is likely now around $67,000 a year – more than what you would need to buy this home.

The home in the Temecula Valley area has four bedrooms and two baths and is slightly smaller than the Wichita area home. In this example it would take you an hour and 15 minutes to get to Ontario California where you would find a variety of restaurants, concert locations, an international airport and multiple minor league sport teams. With 20% down (124k) you’d have a house payment of a little under $3,300 per month. If you make $118,000 a year, with average debt, this home would be affordable to you.
As you can see in the picture below, given income rising at the same pace between the last data provided in 2019 and 2022 – it’s reasonable to assume that the average income in Temecula is likely now around $115,000 a year – slightly less than what you would need to buy this home.

You must take into account that you’re likely to have to drive to your work in order to afford either one of these properties. You will have a commute of somewhere between 15 and 20 minutes – or an hour to two hours – depending on if you chose a location in the Midwest or a location in Southern California.
Clearly there are benefits to living in Southern California. The weather is often better than what you will find in the Midwest, you have the ocean, the mountains and certainly if you drive to Los Angeles or San Diego you have more professional sports teams, art and museums then you would have in the Midwest. I get that.
If you live in the Midwest, you get all four seasons weather-wise, you have more options for hunting and fishing, you have less traffic, more open space and overall things are more affordable.
So based on all of this information, it is clearly an economic benefit to leaving Southern California – unless you are earning more than the average income. That said, if you purchased your home over 5 years ago in Southern California, you are likely not experiencing the extreme prices that we are now. Your house payment is likely lower than what it would be if you bought today if you have not refi’d your home to buy RV’s, boats and other things that you probably don’t need (and actually cannot afford aside from you being ‘mortgage rich’).
Now if you find yourself in a place where your job has transferred you to another ‘more affordable’ location, you want to get out of California to be away from the congestion or you just want to experience a slower pace of life – I get that. You may very well be tempted to sell your California property.
Don’t sell if you are not retirement age yet!
Your California property is an investment in your future. You’ve already bought into it. You’ve already made money on it that you can’t touch and spend on things that you shouldn’t or don’t need. But you will need that money at some point in the future when you choose to retire or have medical expenses that exceed what your insurance will cover. Instead of selling the property, if you are in a solid financial position I suggest you rent out the property. Rent prices are likely much higher than what your mortgage is, so you would have a net positive income monthly.
Additionally as time goes by, you will have an increased value of your California income property, and a decreased (or eliminated) mortgage for your California income property. When you go to sell the home in 5, 10, 20 years from now and retire, you will have a much larger retirement nest egg than if you sell the property now and put the profits in a money market account or the stock market.
